Callaway Planning Board approves Dutch Bros, Firestone and Creekside subdivision

The Callaway Planning Board, in Callaway, in Bay County, Florida, unanimously approved three development projects at its Sept. 15, 2026 meeting. A plan for a new 12-lot housing subdivision is in the city’s packet for the next meeting, dated Oct. 20, 2026.

What the board approved on Sept. 15

The board approved the Development Order Application for Creekside Subdivision at 406 Bob Little Road (Parcel ID 24414-000-000), according to the board’s minutes. The applicant, Sean McNeil, told the board the project has state permits for water, stormwater and sewer.

The board also approved, unanimously, separate Development Order Applications for Dutch Bros and Firestone, both at 535 N. Tyndall Parkway (Parcel ID 24385-000-000). Public Works Director Bill Frye told the board they are two separate projects with separate utilities, being built at the same time by the same engineering firm. The minutes say the two sites will share a driveway but are not on the same parcel, and that an existing building on the site will be demolished. Frye confirmed the parcel will later be divided so each business gets its own address.

What is in the Oct. 20 packet

The city’s agenda file for the Oct. 20 meeting includes the Sept. 15 minutes and a site plan for a 12-lot single-family subdivision at Whitaker and Douglas (Parcel ID 24393-010-010). The site is zoned R-5 and covers about 2.03 acres. The packet does not show a vote on that plan, and this note does not report one.

What the minutes do not say

The minutes do not give a start date for construction at Dutch Bros or Firestone. They also do not show what else is on the Oct. 20 agenda.
